PRE-LISTING SELLER’S INSPECTION
Are you selling your home? Let me inspect it before you even list it. A Pre-Listing Seller’s Inspection alerts you to any defects or problems with your home so that you can address them before prospective buyers discover them. You can then take the time you need to obtain reasonable repair estimates. Show prospective buyers that you are dealing in good faith. Avoid 11th -hour negotiations and delays, and justify your full asking price by having your future “home for sale” inspected now.
INVESTMENT PROPERTY INSPECTION
If you are investing in a rental property or vacation home, this inspection covers the same items that are evaluated in my Standard Home Inspection, and it will help you budget for any necessary repairs and upgrades due to deferred maintenance, age, and other issues.
Especially if the foreclosed property has been unoccupied for a period of time, this inspection will assess for potentially costly issues, such as damage, vandalism, and delayed maintenance, including moisture intrusion, pest infestation, unsecured doors and windows, roof leaks, plumbing leaks, and other problems.
BUILDER’S WARRANTY INSPECTION
Most builders offer a one-year warranty on the materials and workmanship of a new home. I’ll come out during the 11th month and perform a full inspection before the builder’s warranty expires so that you don’t have to go out of pocket for repairs of covered items.
Many insurance companies require a 4-Point Inspection for homeowner’s insurance and renewals for an existing policy on an older home. The “four points” covered in this limited inspection include the vital systems of the home: the roof, electrical, plumbing, and HVAC. This inspection identifies their components, determines their age, and assesses their overall condition.
